What to expect

There’s a lot to be covered in a Home Inspection, so it helps to get ready for the big day. Before the certified independent home inspector sets foot in your home, please:  

  • Make sure there’s enough time – normally they need 4 hours in your home. You can choose to hang out with them the entire time, just for a while, or not at all.  
  • Please turn off any alarms when the inspector is present.  
  • Bring any additional keys for garages and outbuildings.  
  • Remove or crate any pets.  
  • Have the utilities and any pilot lights on (if the home is empty).  
  • Make sure all lights, electrical sockets and fans work.  
  • Confirm all smoke detectors and carbon monoxide detectors are working.  
  • Make sure all windows and doors are opening and closing as they should be.  
  • We’ll look at the foundation and basement, then work the way to the roof and attic, paying close attention to electrical, plumbing, heating and water systems.  
  • You'll get a report of any repairs, construction issues or maintenance problems. It will also call out any fire and safety concerns that need to be addressed.  
  • The home inspector will also share with you a list of areas of concern, from minor issues to major concerns. We want to make sure you’re fully educated on the condition of the home.

During your inspection, your inspector will look for visible signs of damage and issues throughout the home. We'll also detect issues that might be hiding under the radar.

Home Inspections can take 3–4 hours, depending on the age, size and complexity of the home.

Absolutely. We encourage you to join the inspection. If you can only attend for a portion, we recommend the final hour so the inspector can review the home with you.

You’ll receive a digital report that identifies the condition of the home and any issues that were found. The focus will be on minor defects, major defects and any safety issues within the home.

You’ll receive your report within 24 hours of the inspection.

No, the certified independent home inspector is there to educate you on the current status of the home. All homes have areas of concern, and as a prospective buyer, you should know about them. This visit will get you acquainted with your prospective new home so that you can make an informed decision about the purchase.

Your ATCO Energy home inspector will explain the results of the inspection and provide a report that will cover all the main questions you will have. If not answered by your inspector, be sure to ask
